MARY is not just a Realtor® – her inherent eye for scale and today’s trends ultimately shows in her final listing of a home that she prepares with the owner’s help, and its successful sale.  Mary provides her clients with a Home Prep Guide and personally walks through their home (room-by-room) to detail what they will need to do in order to attain the highest price – her advice includes what not to waste time on and what is important to sell.

She helps to prioritize, while staying within her client's budget if they are updating the home.  It is important to her that the Seller make the final decisions on what they can afford to do, with her guidance, in order to save money and valuable time.

Mary has a team of contractors who prepare her listings for sale...anything needed from paint  (she recommends colors) to installing  Quartz/Granite – she will assist with just about  everything a Seller wants/needs in order to update their home to appeal to today’s Buyers.

Wow!  Such a great experience we had working with Mary Roberge on the sale of our home in Leesburg, VA.  From our first consult with Mary where she detailed the present real estate market conditions, detailed thoughts on our home, and what comparable homes were out there, to our settlement day, Mary was on top of everything!  Our decision to sell was a quick one and happened just a couple of weeks before our long time planned 2 week vacation abroad.  Mary quickly showed up after our initial call to discuss our home, it’s condition and marketability, and walked through each room detailing things that may help market the house.  She was not just focused on pricing, it was all of the other things to help stage and prepare the house to go to market to bring us the best possible offers.  After walking through each room and giving us recommendations, she also provided us a check list of recommended things we could do to help with the sale.  This was all a huge help to have that guidance based on her many years in the real estate business.  As previously mentioned, we had just two weeks from our first meeting to our target date to “list” the house as we were leaving for vacation.  No problem for Mary.  She jumped right in with a list of contractors who could help in any and all of the areas we needed assistance completing or simply just having a licensed professional doing the work.  Indeed the close relationships she has developed with these businesses helped us tremendously as Mary called them to grease the skids given our short timeline to have them come out on such short notice to help.  Each of the contractors and businesses she referred to us were great to work with including plumbers, electricians, painters, movers, power washers, etc.  Finally, our prep and staging work was completed and the sign went in our yard the Friday night before leaving for vacation the next day. 

Long story short, all of the prep and advice paid off.  We had an excellent offer on our home in just 3 short days.   Since we were out of the country at the time, Mary stayed on top everything as things were moving quickly.  She communicated with us via calls, texts, and email.  The purchasers wanted a quick turnaround and asked to have all inspections completed in short order (home, well, water quality, pool, pest, septic) and wanted to settle in just three weeks time from offer.  While we were very happy with the offer occurring so quickly, it made us very nervous that we still had 1.5 weeks of vacation left and would not be at home to facilitate all of the inspections and to pack up a 5500 square foot home with 17 years of accumulated “things.”  No problem for Mary.  She assured us we could get this done and she jumped right in to help with the buyers and getting all the inspections completed and providing us status on which was occurring and when, as well as the results.  Meanwhile, she put us on to her contact at a local moving company who we could tee up to help with packing and moving our household items upon our return.

In the end, everything worked out perfectly for us and we know we were very fortunate.  Indeed there may have been some good fortune involved, but certainly, we had the good fortune of working with Mary who greatly advised, coordinated, and reassured us throughout the process.  Settlement occurred without issue and was quick and painless (again due to using Mary’s recommended settlement agent).  We could not be happier.  Thank you very much Mary!!!  {Tom and Liz Barry - 2018}
